The Canopies adds 108 sales
The Canopies at Yas Point recorded 108 developer sales in three days, worth AED 325M, after only nine in the previous three weeks. It has now recorded 401 of its 592 apartments, about two-thirds. Two-bedroom flats, half its sales this week, sold at a median AED 30,958 a square metre.

Two-Speed Market
Saadiyat's flips turn to villas
Owners resold 29 off-plan homes on Saadiyat, down from 42, and most were villas. Villa flips rose to 17 from 10, while flat flips fell to 12 from 32. Most of the villa flips were in the second phase of Aldar's Saadiyat Lagoons: 14 villas worth AED 130M, at a median AED 9.4M a villa. That is the most off-plan resales there in any week since the phase first sold, in 2023. Developers' off-plan sales on the island were mostly small flats: ten of 13 were studios and one-bedrooms at Park View Residence, most at around AED 1M.

Market Watch

• Launches ahead: The brokerage Metropolitan Capital Real Estate expects around 30 launches in Abu Dhabi over the next 90 days, roughly one every three days. It puts the homes in those launches at AED 33B to AED 45B.
