About

The Guru Letter is a weekly brief on Abu Dhabi's residential property market, published by Guru Real Estate, an Abu Dhabi property agency. It reports what the registered sales show: how many homes changed hands, at what prices, in which districts and projects, with off-plan and ready sales kept apart. A monthly edition steps back over the whole month.

What is in it

• The week in numbers: sales, value and the median price per square metre across the 17 districts we track, against the week before.
• The stories behind them: which projects sold, where owners are reselling, and which launches are selling.
• District by district: Al Reem Island, Saadiyat Island, Yas Island, Hudayriyat Island, Al Raha Beach and Al Jubail Island in detail, every week.
• Rents and yields: once a quarter, in the monthly edition, from the lease records.

Every issue is in the archive. The latest month's figures are on the property data page, and reference yields are next to the yield calculator.

Where the numbers come from

• Sales are computed by us from the Abu Dhabi Real Estate Centre's registration data for residential sales, across the 17 districts we track. Ghadeer Al Tayr, Ghantout and other districts outside those 17 are left out of the totals.
• Registration lags the sale, so the most recent weeks can still revise upward.
• Every figure is checked against its source before an issue is sent. Where a sentence offers a reading of the numbers rather than the numbers themselves, it says so.

Who writes it

Guru Real Estate L.L.C. We work from these figures ourselves, and the letter publishes them as they are. It is free and carries no advertising. Subscribing does not make you a client, and your address is never added to any other list we keep (privacy).

What it is not
