Abu Dhabi Weekly Market Brief
Week of 5–11 October 2026
|
|
Owners re-sold 185 homes this week, up 115%, with most of the activity on Saadiyat, Yas and Al Reem. That increase offset a fall in developer sales, leaving total activity across the districts we track almost unchanged. Developer sales fell 24% as the large batches at The Artery Residences and Al Ghadeer Gardens subsided. Manchester City Yas Residences accounted for 41% of these. Outside those three projects, developer sales were almost unchanged.

The median reached AED 21,929 a square metre, its highest since late May. Manchester City Yas Residences and Sobha's River Cove Residences lifted it. The higher median reflects the projects that sold this week; it does not establish that comparable homes became more expensive.

Brand Watch
Manchester City's townhouses follow its villas
Manchester City Yas Residences recorded 118 sales worth AED 650M. The 61 it recorded the week before were all villas; this week's were mostly three-bedroom townhouses, which sold at a median of AED 4.75M. The project has now recorded 182 sales, out of more than 2,000 homes Ohana plans. Ohana says the first phase sold out within 72 hours in the first quarter. The project counts toward Al Raha Beach, which had its busiest and highest-value week in data going back to 2019.

Two-Speed Market
On Saadiyat and Yas, owners outsell developers
On Saadiyat and Yas together, owners flipped 73 off-plan homes, four times the 18 that developers sold off-plan. Saadiyat had 59 sales, its busiest week since mid-August. Of its 48 off-plan sales, owners flipped 42, the most since April. The flips were led by Saadiyat Grove's The Heart, Louvre Residences and Manarat Living I. On Yas, owners made 81% of the 64 sales: 31 flips, mostly at The Sustainable City and Noya, and 21 ready re-sales, most of them at Ansam Phase 2.

Price Signal
Al Reem's median falls as The Artery's batch passes
Off-plan homes were 69% of sales, against 89% the week before, when The Artery Residences recorded a batch of 84. Ready sales nearly doubled to 25, spread across 11 projects. Hydra Avenue, an affordable address, had the most, with five. The island's median fell 24%, to AED 16,614 a square metre, mostly because The Artery's batch had lifted it the week before. Without The Artery in either week, it slipped only 5%.

Market Watch
• Manchester City, phase two: Ohana has launched the second phase of Manchester City Yas Residences, with two- and three-bedroom townhouses, duplex villas and four- and five-bedroom villas. Two-bedroom townhouses average AED 3.75M, and sales open on 19 October.
• The Fed's next decision: The US Federal Reserve meets on 27–28 October. The UAE central bank raised its base rate to 3.9%, effective 17 September, following the Fed's September rate rise, because the dirham's peg to the dollar links the two.
