Abu Dhabi Weekly Market Brief
Week of 28 September – 4 October 2026
|
|
Sales rose 36% this week, and 47% of them came from three projects registering their first large batches. The Artery Residences on Al Reem recorded 84, Al Ghadeer Gardens in Al Layyan 72, and Manchester City Yas Residences 61 villas. Across the districts we track, Abu Dhabi had 463 residential sales worth AED 1,762M, about the same value as the week before. Outside those three, sales fell 27%, to 246. More than half of that fall was Hudayriyat Golf Estates, whose delayed launch registrations are slowing.

The median rate, AED 20,709 a square metre, reflects the mix of homes sold this week, not broad price growth: it lands on a cluster of Golf Estates townhomes recorded at exactly that rate. Excluding the three batches, off-plan homes were 72% of sales, down from 79% the week before on the same basis.
Owners flipped 27 off-plan homes, down from 56.

Following Up
Bashayer Residences Phases 5 and 6 on Hudayriyat had its busiest week yet: 50 sales worth AED 197M, against a previous best of 19. Most were one- and two-bedroom flats, at a median of AED 3.85M a home. Property Finder describes it as the final chapter of the Bashayer series, with handover listed for 2030. Modon reported in July that this final Bashayer phase, 300 homes worth about AED 1.25B, sold out within a day. Over one third of those have now been registered.

Brand Watch
61 Manchester City-branded villas from AED 7M
Manchester City Yas Residences recorded 61 villa sales worth AED 492M. Ohana Development launched the project in February, but only 3 sales had been recorded before this week. In late September, Ohana said it had broken ground on the AED 15B community, which it plans to deliver in phases by 2029. Four-bedroom villas sold at a median of AED 6.9M and five-bedroom villas at AED 10M, close to the starting prices reported at launch, AED 7M and AED 9.5M. The 61 are a small part of a community planned for more than 2,000 homes. The project sits on Yas Canal and is recorded under Al Raha Beach, which had its highest-value week since at least 2019.

Project Watch
Al Reem sold The Artery, and little else
The Artery Residences, whose first sales we covered in our September monthly, took 84 of Al Reem's 122 sales. It lifted the island's off-plan share to 89%, the highest since late July, and its median rate to AED 21,775 a square metre, the highest in sixteen weeks. Outside The Artery, Al Reem had 38 sales. Ready sales fell to 13, the fewest since late May, with no more than two in any building, and owners flipped just 3 off-plan homes.

Two-Speed Market
Saadiyat's developers sell no off-plan homes
Developers recorded no off-plan sales on Saadiyat this week, for the first time since April 2024. The island's 15 sales were 10 finished flats, 8 of them sold by the developer at Saadiyat Beach Residences, and 5 flips. Yas had 22 sales worth AED 51M, its lowest weekly value since late May. Developers sold 5 off-plan homes there, and 9 of the 12 ready sales were re-sales at Ansam Phase 2. Outside The Canopies, the two islands combined have had about 35 sales for a third week, their lowest run since late May.
