Following Up
Hudayriyat Island had 115 sales worth AED 1,075M, and 82 of them were Hudayriyat Golf Estates: the July launch still clearing. Registrations have been arriving since mid-August, at a slowing pace: 153, 95, now 82 a week. Golf Estates' numbers are a delayed launch effect rather than sustained activity. However, the rest of the island sold 33 homes, close to the top of its range before the launch.

Project Watch
An old tower moved Al Reem's figures
Al Reem Island had 35 ready sales, its most since early June, and half of them were in one building. Baheen Tower is not a new project: Al Wifaq Finance's 25-storey block in Najmat opened in 2017, and its flats have long been let. This week the developer registered the sale of 18 one-bedroom flats at about AED 11,327 a square metre. One listing asks AED 1.92M for a one-bedroom flat in Baheen, and indicates no commission and a 2% ADGM fee waiver from the developer. Canal Residence in May 2025, Leaf Tower in April and Marafid Tower in August began the same way: developer sales of finished flats after several years of leasing. The other 17 ready sales had a median of AED 15,060, slightly below Al Reem's recent level. Off-plan's share of Al Reem's sales dropped to 62%, its lowest since April. Without Baheen it was 77%, in line with recent weeks. Owners flipped 21 off-plan homes on Al Reem, the most since late July: 36% of the island's off-plan sales, against 9% the week before. Ten were at Reem Hills Phase 2D.

• Abu Dhabi climbs the transparency ranking: Abu Dhabi rose from 41st to 33rd in JLL's 2026 transparency index, the most improved market in the survey. The Week highlights ADREC's public dashboards, interactive maps and open APIs. ADREC's target is the top 25 by 2030.
