Abu Dhabi Weekly Market Brief
Week of 31 August – 6 September 2026
|
|
Abu Dhabi recorded 236 residential sales worth AED 704M. Hudayriyat Golf Estates and Ramhan Island fell from 355 sales between them last week to just one this week. That explains 94% of the market's weekly decline. Ready sales moved the other way, rising from 72 to 99. Off-plan made up 58% of reported sales, its lowest share since June 2025. This was not simply a quieter week; it was a different market mix.

Following Up
Modon's Hudayriyat Golf Estates added nothing this week. Its total stands at 508 homes, after 275 and 229 in the two weeks before. Modon says it sold 1,700 within days of its July launch, so nearly 1,200 have yet to come through. Bashayer Residences – Phases 5 and 6 added 11 more, taking the two phases to 26 since their first sales last week. Those 11 were half the island's week, and at a median AED 27,024 a square metre they went well above Hudayriyat's AED 21,435.

Price Signal
Yas' ready market overtook off-plan
Yas sold 48 homes — 26 finished, 21 off-plan and one court-mandated sale. It is the first time in more than a year that completed stock outsold off-plan on the island. Developers sold 3 homes all week; everything else came from owners. 16 of the 26 finished sales were at Ansam – Phase 2 – The Golf Collection, Aldar's 1,098-unit scheme by the golf course, which brokers list as completed in the first quarter of 2026. The island's median rate came in at AED 18,147 a square metre, 19% under its eight-week average. Yas Park Place, which shifted 286 off-plan homes over the past twelve weeks, sold none this week. 16 of the 21 off-plan sales were at Gardenia Bay, Noya and The Sustainable City instead. Yas off-plan changed hands at AED 18,851 a square metre, against AED 24,292 over the past twelve weeks. Owners also re-sold 19 off-plan homes. That is 90% of the island's off-plan sales, the highest share of the past sixteen weeks.

Two-Speed Market
Al Reem went the other way
Al Reem sold 68 homes, up from 42, and developers released 43 of the 49 off-plan ones. Its median rate rose to AED 19,571 a square metre, 11% above its eight-week average. The larger change was in the low-priced flip segment. Reem averaged roughly 20 off-plan resales a week over the previous eight weeks, mostly at Reem Hills. This week there were only 6. With far fewer of those transactions, the week's mix tilted towards developer stock. Reem's busiest project this week was Tara A at 12 — part of Tara Park, the two-tower, 494-apartment scheme Modon launched in May, with keys due in 2030.

Market Watch
• Aldar opens a new Saadiyat book: Aldar unveiled Sei Saadiyat on 7 September, in the Cultural District. Brokers have it on a 10/50/40 payment plan with handover in 2030. It opened the day after a week in which Saadiyat's developers released one off-plan home.
• What is being built: ADREC expects another 71,000 homes by 2030, with deliveries peaking in 2028. Completion is what turns an off-plan contract into a finished home, and finished homes were 42% of this week's sales against 15% of August's.
• Occupancy certificates, deadline 16 September: Building owners and operators have until 16 September to apply for or renew an occupancy certificate. Without a valid one, ADREC blocks new lease registrations on the building. If you own a let unit here, it is worth checking this week.

Elsewhere
Saadiyat sold 20 homes, less than half its eight-week pace. Developers released exactly one off-plan home, at The Row, and 10 of the island's 11 off-plan sales were flips. Mamsha Gardens B, which sold 33 and then 24 in the previous fortnight, sold nothing at all. Al Raha Beach managed 10, 8 of them finished homes, and its median rate fell 28% below its eight-week average. Hilton Residences, which sells well above the district median, sold 18 homes the week before and none this one.
