Abu Dhabi Weekly Market Brief
Week of 17–23 August 2026
|
|
618 sales worth AED 3,746M — the third-biggest week by value Abu Dhabi has recorded since 2019, and two things made it. Modon's Hudayriyat Golf Estates, which the developer says took orders for 1,700 homes within days of its July launch, recorded its first big batch of sales. And on Saadiyat, one villa went for AED 350 million.

Following Up
The flip wave we led on a fortnight ago has not come back. In the week of 3 August, 107 of Abu Dhabi's off-plan sales were flips against 93 developer releases. This week developers sold 491 off-plan homes and only 56 were flips — 10% of all off-plan sales. That headline flatters the shift: 275 of those developer sales were the Golf Estates launch covered below. Set that one project aside and flips were 21% of the rest, against 23% the week before. The wave broke a fortnight ago; this week it stayed broken.

Project Watch
The golf community behind half the week
Hudayriyat sold 297 homes for AED 2,160M, its busiest week since the island's first home sales in late 2024. 275 of them were at one development: Hudayriyat Golf Estates, where Modon sold 215 townhomes and the first 60 villas. That is AED 1,946M — 52% of everything Abu Dhabi sold this week, from 44% of its sales. Take Golf Estates out and the week was 343 sales at 104% of the eight-week pace: an ordinary August, with one very large project sitting inside it. Modon launched the community on 7 July and reported more than AED 13 billion sold within days, across 1,700 homes — by its own account the largest sum any single UAE residential launch has publicly recorded. One plausible reading is that what turned up this week is those July orders rather than new demand: 279 Golf Estates homes have sold in all, 275 of them this week, or roughly one in six of the number Modon gave. How much of the rest arrives, and how quickly, is the thing to watch. Townhomes went at a median AED 4.93M and villas at AED 10.3M, on a 40/60 payment plan with handover in 2030.

Price Signal
One house, AED 350 million
A villa at Four Seasons Private Residences on Saadiyat Beach sold for AED 350 million on 20 August, at 132,896 AED/sqm. Exactly one home has sold for more in Abu Dhabi since 2019: a villa at Faya Al Saadiyat, AED 401M, back in February. The Four Seasons scheme is ALAIN's, 116 residences due in 2029. That one sale is 40% of everything Saadiyat did this week. The island's AED 874M is its highest of the last sixteen weeks; without that villa it is AED 524M from 65 sales, beaten only once in that window — a strong week rather than a record one. Worth keeping in mind whenever a Saadiyat total jumps: on this island a single house can move it. Underneath the headline, something did change. Saadiyat sold 54 off-plan homes and developers released 37 of them, leaving 17 flips. A fortnight ago that split was one developer sale against 37 flips. Mamsha Gardens B — Aldar's project in the Cultural District, keys due 2028 — accounted for 33 sales on its own, half the island's week, at a median AED 8.69M.

Two-Speed Market
Yas went quiet
Yas sold 32 homes, its quietest week since mid-June, at a median 18,767 AED/sqm — its cheapest since early February. Developers sold 12 of the 32; owners sold the other 20, 16 of those off-plan flips. Third week running that owners have outsold developers on the island. The price needs a caveat. The Sustainable City was 10 of the 32 sales at a median 12,684, just over half the island's twelve-week level of 23,853. Take it out and the Yas median is 21,675 — below that level, but nowhere near a February low. The volume needs no caveat, and it is the owners who moved. They sold 20 homes on Yas this week, after 49 and 53 in the two weeks before. Developers had already pulled back — from 64 releases in late July to fewer than twenty a week since — so with the owners quiet too, the island had almost nothing left to trade.

Market Watch
• What is coming: Abu Dhabi expects 71,000 more homes by 2030, with deliveries peaking around 21,800 in 2028. Six districts — Saadiyat, Reem, Yas, Zayed City, Khalifa City and Hudayriyat — account for 77% of that new supply, on top of roughly 409,000 homes today. ADREC's figures, as reported by Gulf News; that is the wave projects selling now, Golf Estates among them, will hand over into.
• Modon tops the ranking: Gulf News, compiling half-year results and DXB Interact's ranking, put Modon top of the UAE's developers with Dh23 billion of Abu Dhabi sales in the first half of 2026, ahead of Emaar's Dh22.4 billion across the whole country. The top ten sold more than Dh113.7 billion between them — and Golf Estates, launched in July, is in none of it.
• Rates: The CBUAE base rate stands at 3.65%. The Fed's next decision is 15–16 September.
