A quiet week on the register, but not on price. Abu Dhabi logged 224 residential transactions worth AED 772M — well below recent weeks — yet the median rate pushed to 20,268 AED/sqm, up 41% on the same week last year. Below: the week's busiest project on Yas Island, a new branded-residence launch on Reem, and the wide gap between Saadiyat's resale activity and Reem's launch-driven market.

Yas Park Place keeps running hot
Aldar's Yas Park Place was the emirate's busiest project this week: 41 registrations — twice its recent weekly pace, and one ahead of Reem's Tara A (40) — taking it to 417 sales worth AED 893M in twelve weeks, every one of them primary, at a median of 27,262 AED/sqm. The project sold ~80% of its first phase since its mid-April launch (studios from AED 1.39M, 50/50 plan, handover Q1 2030), with 54% of buyers international. The backdrop: Disney's Yas Island park is confirmed on track, and agents are projecting 30–50% appreciation for the island over five years. Yas median rates this week: 25,945 AED/sqm, about 8% above their 12-week average.

New Launch
Rixos Residences lands on Reem — 106 sales in four weeks
A new name entered the register this month: Rixos Residences Al Reem Island, the branded-residence project by East & West Properties with Accor's Rixos brand — six towers, 386 units, priced from AED 1.99M with completion targeted for early 2029. Its first four weeks on the books: 106 registrations worth AED 323M at a median of 24,132 AED/sqm — a ~25% premium to Reem Island's overall median (19,261). Branded residences commanding a premium is a Dubai story that is now firmly an Abu Dhabi story too.

Two-Speed Market
Saadiyat resells, Reem launches
On Saadiyat, a third of this week's off-plan deals were resales of unbuilt homes, and nearly half of June's sales were secondary. The most-resold active projects: 49% of Saadiyat Lagoons Wilds Phase 2's off-plan buyers have resold, Grove The Heart 42%, Louvre Residences 36% — all 2022–23 launches.
Reem Island is the mirror image: zero off-plan resales this week, and its strongest month in half a year — 930 June sales worth AED 1.95B, 87% of them primary, led by Tara A's 230 registrations in four weeks. One plausible reading — the register itself can't prove motives — is vintage: Reem's biggest current sellers — Tara A, the two Rotana Residences towers, and Rixos — are all 2026 launches, and their buyers have had little time (and, typically, limited contractual room before payment milestones) to resell, while Saadiyat's 2022–23 projects are old enough for early buyers to exit. What the register does show buyers today: resale off-plan inventory is actively trading on Saadiyat; on Reem, nearly all activity is in developer launches.

Market Watch
• Rates on hold: the CBUAE kept its base rate at 3.65% after the Fed's pause — mortgage costs stable, with cuts expected to come slower this year.
• Announced this week: Aldar unveiled Baccarat Residences Saadiyat (24 June) — 77 ultra-luxury homes by architect Sou Fujimoto overlooking the Louvre and the future Guggenheim.
• The bigger picture: ADREC counted AED 66B of Q1 transactions (+161% YoY) and rents up 16% YoY; the AED 2M Golden Visa threshold is unchanged.
